Sooke's 100 hectare Erinan Estates subdivision on the district's west side will be expanding with over 250 residences and a nearly 20,000 square foot commercial centre, according to application documents.
 
If approved, a proposal for an additional phase of building at the West Coast Road community will introduce new land uses in the form of retail services and townhomes to the existing collection of 63 single-family home lots (known as the Erinan Country Estates) that make up the project's first phase at West Coast Road and Erinan Boulevard.
 
Situated west of Grant Road along the 7300 block of West Coast Road/Highway 14, Erinan Estates' upcoming development will consist of 123 single-family homes, 93 townhomes, 35 properties described as "site-adaptive housing units", and approximately 19,400 square feet of commercial space with the potential for residential units above, all across a land mass of 109 acres.
 
Construction will occur under multiple sub-phases.
 
The District of Sooke describes the application as seeking a zoning amendment to permit the above uses, and to create a "neighbourhood village mixed-use node."
 
The applicant, via City Space Consulting, hopes to move forward with an application to council this spring.
 
The Erinan lands were formerly used for resource extraction such as gravel operations and timber harvesting by Sooke-based Butler Brothers, known today for its concrete business.
 
According to the project's development website, gravel from the land was used in the creation of Sooke's Whiffen Spit breakwater, which today is a popular recreational destination at the entrance to Sooke Harbour.
