District of Sooke council has voted to move forward with staff recommendations to send two housing developments to public hearing.
The housing complexes will contribute 71 homes to Sooke's housing inventory if given the green light.
Public hearings for the projects are on Monday, 10 Jul 2023.
Developer Herb Haldane wants to rezone 1.47 hectares at 2104 Charters Road and build 28 townhouses.
The developer has provided conceptual plans but still needs to submit a development permit that includes specific details on the site layout and architectural design.
The property features a wooded area with a house to the north, traversed by a ravine.
South of the property, there are two smaller lots, while the neighbouring properties to the east and west have zoning designations allowing for higher-density development.
Council recently rezoned a property northeast of the site to allow townhouses and mixed-use development.
Stone Hearth Properties wants to construct 45 townhouse units at 2039, 2035, and 2027 Maple Avenue, but first requires a rezoning for the property at 2027 Maple Avenue South from large lot residential to medium density multi-family residential.
The applicant has submitted conceptual plans for the project.
Both developments must set aside 10 percent of their project for affordable housing.
The two projects come just weeks after the province cited Sooke and 46 other municipalities to speed up home construction or face penalties if those targets still need to be met as part of the new Housing Supply Act.
Municipalities on what some have called "the naughty list" must approve various housing types, such as townhomes, multi-family buildings, condos, and below-market housing.
